4). Vegas is running out of natural resources, such as clean drinking water, and growing at alarmingly unsustainable levels. Within 50 years, Vegas will basically be the setting for Mad Max: Fury Road. Raiders will still probably be there, though.
The sad thing is the poorer people who can't afford to move if the fit hits the shan in Vegas like you predict.. The well off people of course move to another area.

From what I read, the roots were planted in the 80s, but yes starting in the 2000s it really took off because of the WTC tenants moving across the Hudson. And of course location location location.

I think all that speaks to why I've always had such a soft spot for Oakland teams: it's basically a hard-done-by Midwestern city but on the Pacific Ocean. You could be writing similar stuff about Chicago or Detroit.
It also reminds me of Jersey City, a decent sized, historically working class city overshadowed by its brother across the river/bay (NYC, SF), and their downtowns are rapidly gentrifying because of said proximity to main city.

Part of the process for securing a new stadium is threatening politicians and fans with relocation. Sure enough, commissioner Rob Manfred recently did something close to that, warning Oakland Mayor Libby Schaaf and City Councilman Larry Reid that the Athletics could take their bats and their gloves and follow the Raiders to Las Vegas if they don't get their way.
Here's part of what Manfred said, per what Reid told the San Francisco Chronicle: "The commissioner pointed out that Bay Area fans will soon be going to Las Vegas to see the Raiders and that unless things changed, Bay Area fans may be going to Las Vegas or elsewhere to see the A's as well." Schaaf, for her part, corroborated Reid's account on Tuesday, saying, "The reports of that are accurate. That is the city that came out of his mouth."
