@Ice_Cap is too kind to come right out and say it, but yes, the Montreal-Toronto dynamic IS special and unlike anything that we have in the US. Canada is not a very populous country (number 39 in my program, number 2 in my heart), and there’s a lot of elbow room. Almost a quarter of the population lives in those two metro areas. The Montreal-Toronto duopoly and the fact that they represent fundamentally different populations that have been in a frequently-awkward union for hundreds of years is quite simply something that we don’t have in the US. Rivalries aren’t guaranteed by city affiliations, but they can juice the odds. Yankees-Red Sox is an all-timer, but Patriots-Jets not so much. However, that Patriots-Jets game probably still means more to those fans than a game against another random bad team, like Bills-Jets or Bills-Patriots.

Honestly, I think this is going to be the new model going forward. With so many subscription services with high-profile exclusive content, a lot of people are going to be doing a month here and a month there IMO. I'll give CBS $10 for one month to watch Star Trek Discovery, but I'm not going to stick around after. I'm seriously considering ditching Netflix for a Hulu/Disney+ bundle later this year, but if Netflix comes up with enough quality things I want to watch? I can just switch back for a month with no big disruption. For now, at least. The whole world wants an auto-renew subscription on your credit card.

Connecting it to the rest of the Disney resort area and dealing with the city would be the questions. Disney has already shown that parking garages are a viable option for them, so parking can go up instead of out.

No analogy is perfect, but DCA 1.0 was like the fish stick jersey of the theme park world. It was notoriously built on the cheap, and reinvented a concept that didn't need reinventing. The money they spent fixing it was plausibly what should have been spent initially + reasonable expansion that could have happened even if the park was successful. IMO the most money to be made from the stadium land is to sell the bulk of the land to Disney, while leaving some outparcels for third parties to bid on for hotels. The only problem would be getting the third-party hotels in a fortuitous spot, rather than next to the horse barn.
